Maps Covering Sector-105

As of today, it is difficult to find hard-copies of maps that cover Sector 105, 108, 93 and other areas adjoining the Express Highway.

Eicher GoodEarth publishes what are perhaps the best maps for Delhi-NCR, making good use of those unsung official maps from the Survey of India. But even in the latest version, you cannot get beyond Amity Chowk.

So we're left with two options, both online - MapMyIndia and WikiMapia / Google Earth.

Overall, the latest maps from MapMyIndia may be the best option available now. Here is a link that take you to Sector-105.

HIG Flats

Built by Noida Authority, 544 units of "High Income Group" (HIG) flats in Sector-105 were to be built during the period 18/01/2003 to 17/01/2005 at the cost of Rs. 698,803,000.

There have been delays along the way and the flats were put up for allotment under a lottery scheme launched sometime in July 2006. The units were priced at Rs 34.43 lakh (G.F.), Rs 33.81 lakh (F.F.), Rs 32.31 lakh (Second Floor) and Rs 31.18 lakh for the Third Floor, respectively. In an effort to keep out speculators, applicants were instructed to deposit to deposit Rs. 600,000 each to participate in the lottery.

Allotment letters were issued to the winners in September 2006.

The houses are now nearing completion and the registration process is now in progress.

The HIG Flats in Sector-105 are low-rise apartments spread out in three pockets - A, B and C. Pocket A is located closest to the Expressway, with the other two blocks in the rear.

Each flat covers an area of 1650 sq.ft (153 sq.m). It has three bedrooms (two with attached baths), a large sitting-dining space, spacious kitchen and a separate servant quarter/ guest room with an attached toilet-bathroom, a kitchenette space and a separate entrance.

What & Where

Sector 105 is located along the NOIDA Expressway, about 6km from 'Amity Chowk'. It is sandwiched between Sector 108 and Sector 96-97-98. The latter area was recently auctioned to Unitech, in what paid Rs. 1583 Crores for this 340 acre block.

Just across the Expressway is Sector-128, a large block being developed by Jaiprakash Associates.

At the rear is Sector-106 which, according to the 2021 Masterplan is supposed to develop into a Sports Centre and City Park. But satellite pictures shows the area being already occupied by a sprawling Maharishi Institute of Management (next to Hazipur village).

Sector-93 is about 1.5 km down the road.
